1. Information you provide to us

You only share personal information when you choose to fill out a form. We collect exactly the fields you enter:

• Contact form — your first name, last name, email address, and phone number, plus any optional details you add: what you're interested in, your budget, timeline, preferred home type, how you heard about us, and your message.
• Tour & consultation booking — your name, email, phone number, the date and time you select, the address of the home you want to see, and any notes you add.

2. Information collected automatically

When you browse the site, some information is collected automatically so we can understand how the site is used and keep it running:

• Usage analytics — pages you view, when you arrive at and leave a page, how far you scroll, and clicks on links, buttons, and form fields (including the visible text of what you click). This is collected through PostHog.
• Technical data — standard information your browser sends, such as device and browser type, approximate location, and the page that referred you.

3. Cookies, local storage & similar technologies

We use a small number of cookies and browser-storage technologies. We do not currently show a cookie banner, and you can control all of these through your browser at any time (see "Your choices" below).

• Analytics (PostHog) — recognizes your browser across pages to measure site usage. PostHog stores data in both a cookie and your browser's local storage.
• Lead tracking (LeadConnector) — a tracking script loaded from link.msgsndr.com, part of our GoHighLevel CRM, that helps connect an inquiry to your visit. It may set its own cookies.
• Functional storage (liked homes) — when you "like" a home, the list of liked listings is saved in your browser's local storage under the key "rr_liked_homes". It stays on your device, is never sent to us, and is not used for tracking.
• Language — your choice of English or Spanish is stored in the page URL, not in a cookie.

4. How we use your information

We use the information above to:

• Respond to your inquiries, schedule tours, and provide consultations.
• Follow up about homes and option-financing options you asked about.
• Understand how visitors use the site so we can improve it.
• Keep the site secure and working properly.
• We do not sell your personal information.

5. Service providers we share data with

We share information only with the service providers that help us operate the site and respond to you:

• GoHighLevel / LeadConnector (CRM) — stores contact-form submissions and tour bookings (your name, email, phone, and the details you provide) and powers our follow-up and scheduling.
• PostHog (analytics) — processes the usage analytics described above.
• Airtable (listings) — stores our property listings, which we display on the site. Airtable does not receive your personal information.
• Vercel (hosting) — hosts and delivers the website; standard server logs may be processed to serve pages and protect the site.
• Google Fonts — the fonts we use (Outfit and DM Sans) are downloaded and self-hosted on our servers, so your browser does not contact Google to load them.

6. How the site stores and refreshes data

To make pages fast, our property listings and availability are cached (saved) on our servers and a content-delivery network, then refreshed when our listings change. This caching exists to deliver pages quickly — it does not track you or store your personal information.

7. Data retention

We keep contact and booking information in our CRM for as long as needed to respond to you and for ordinary business and legal purposes. Analytics data is retained according to PostHog's standard retention. You can ask us to delete your information at any time.

8. Your choices

You're in control of your data:

• Cookies & analytics — block or delete cookies and clear local storage in your browser settings. Most browsers also offer a "Do Not Track" setting.
• Liked homes — clear the "rr_liked_homes" entry in your browser's local storage, or clear your site data, to remove it.
• Access or deletion — email us to ask what information we hold about you, or to request that we correct or delete it.
• Marketing — ask us to stop contacting you at any time and we will.

9. Children's privacy

Our site is intended for adults interested in buying a home. We do not knowingly collect personal information from children under 13.

10. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we'll update the "Last updated" date at the top of this page.
